GUIDELINES FOR INVESTMENT PROPERTY LOANS
At First Funding Loans, we want to make the hard money lending and real estate investing process as simple and easy as possible. Before you start your application, we’ve listed some guidelines below to help answer some of the questions you may have. Here are a few things to know about our products.

Our rates go as low as 6.25%–12% with 1-3 points charged at closing.

We will lend in 45 states.

Typically, it takes us about 1-3 weeks to approve the loan (timed from initial application to funding). However, some loans may take longer due to incomplete applications or insufficient documents, etc.

We do not require any bank statement, pay stubs or tax returns for most loans.

We work directly with the investor and the contractor to create a draw schedule that works for everybody.

We try to complete draw inspections within 24-48 hours of the request. Once the inspection is complete, we try to disburse funds within 24 hours.
